New Park and Boat Ramp in Nokomis FL

A new boat ramp has opened in the Nokomis/Osprey area that area boaters will appreciate.

The new boat ramp is in what is called the "East Node" of Blackburn Point Park

The boat ramp is located in the newly-opened Blackburn Point Park, on Blackburn Point Road in Nokomis.  The facility covers 15 acres near the iconic Casey Key north bridge.  Besides the boat ramp, amenities include a kayak launch, fishing piers, picnic area, and nature trail.

Kitchen Update Ideas for Nokomis FL

Some homes in Nokomis FL and the surrounding areas have small kitchens.  I'm working with an investor who is in the midst of a flip of a small home and I shared this idea with him.

I've been writing about using white in small spaces and this again shows why.  The elevated breakfast bar is a fantastic idea that is inexpensive and unexpected.  This would be what I call "a differentiator" for a property investor that wants to create a memorable space and minimize cost.

Fun Tiki Bar in Nokomis

If you've driven on Tamiami Trail between Venice and Sarasota, you've noticed a fun new bar called NoKoMo's open in the past week.

NoKoMo's has an interesting but small menu of tropical drinks and light bar menu-type fare with a tropical theme.  Check it out on your next visit to Venice or Nokomis.

How's the Nokomis FL real estate market doing?

I compared the last three months of sales for single family homes in Nokomis, versus the previous three months.  Here's the results:


Units sold:  Last 3 months 80,  Previous 3 months 26
Median sales price: Last 3 months $270,000  Previous 3 months $266,500
Median sold $/sq. ft.:  Last 3 months $156,  Previous 3 months $144
Median days on market:  Last 3 months 47,  Previous 3 months 78

The market in Nokomis was very active this past season and I expect the trend to continue.  We get a secondary buying season in the late spring and summer, when seasonal visitors who were here to look at real estate come back to make a purchase decision.
